SEMI SKILLED OPERATIVE
OVERVIEW OF POSITION
My client has managed the maintenance of this property portfolio for many years and is committed to the provision of an efficient and effective engineering maintenance function which is deemed critical to the Client's operations and the maintenance of 100% uptime.The portfolio is mainly comprised of Data centre/Dealer floor Critical Environments and satellite support offices within several central London locations.
PURPOSE OF ROLE
As part of a team operating on a 24/7 shift basis, delivering high calibre maintenance services within the portfolio within defined levels of competency.Responding speedily to fault/breakdown requests and efficiently undertaking routine scheduled maintenance of plant and/or equipment being pre-requisite and of paramount importance.
KEY OBJECTIVES OF ROLE
Carry out routine planned preventative maintenance tasks as required within critical environments as determined by the CMMS system's work orders, in a safe, efficient and effective manner.
Monitor BMS for running and alarm conditions.
Investigate mechanical faults, identify causes and effect remedies.
Produce feedback to line manager as required.
Ensure corrective/repair works are carried out in accordance with current regulations.
Assist when and where required with installation works.
Provide support to other team members in accordance with experience and competencies.
Participate in emergency call out roster providing cover for weekend and team member absences, as required.
Develop a comprehensive understanding of the portfolio buildings their layouts, functions and complexities through developed practices, scenario drills, continuous assessments, staff training and personal development.
Establish and develop trusting, meaningful relationships with Facilities Managers, Client staff and representatives.
Endorse day to day and future compliance to safe working practices, quality standards conformity and best practice methods.
Volunteer ideas/initiatives that contribute to the service levels and delivery.
Positive contribution to the ?team? effort and the raising of the standard.
Undertake other tasks, as required by Shift Leader/Engineering Manager, in accordance with experience and competencies.
KNOWLEDGE & SKILLS REQUIRED
Essential:
Sound building services knowledge in similar environments to a minimum of HVAC standards.
Good Customer relationship skills.
Working knowledge of ?Permit to work? systems.
Understand and interpret technical drawings/processes.
Experience of CMMS and BMS systems.
Desirable:
Critical Environment Experience.
ACoPs L8/water treatment.
City & Guilds Mechanical qualification or equivalent.
Experience of Microsoft Office applications.
