Hi,
Small double room available immediately. Briefly...
~ The flat is in Zone 2 and 6 minutes walk from Clapham Junction (overland) station.
~ You will share the flat with a maximum of 3 gay guys (all professional types and non-smokers) and a dog (very friendly).
~ Flexible contract: you may leave at any time within the initial 6 month contract by giving a month's notice. Shorter term contracts considered.
~ You'll have the option to extend the contract after the initial 6 months should you so wish.
A full description now follows...
Room Description:
=============
The room is decorated white and has a window opening onto a quiet off-street area. The room has an uncluttered appearance as the wardrobe and cupboard are built into the wall. Should you need extra storage space there is a securely locked, brick built storage shed outside the flat. Double futon bed provided with thick comfortable matress, although you are welcome to bring your own bed if you prefer.
Terms:
=====
The room is GBP102 per week (~ GBP442 per month). The bills are about GBP12.50 per week (55 per month) on top of this. The bill money covers all the usual utilities plus council tax, TV licence, broadband and telephone line rental. A one month deposit will secure the room for six months with the option to extend. Also within the initial 6 month contract you have the option to leave at any time by giving one month's notice. I will also consider much shorter contracts.
The room is offered for single occupancy. Like most flat-shares though, an overnight guest now and then isn't a problem. Currently I do all the cleaning in the common areas on the understanding that everyone tidies up after themselves in the kitchen, lounge & bathroom etc. This is not part of the rental agreement, just a friendly gesture. However, I will be spending a lot less time at the flat this year so while I'm away everyone would need to help out with the cleaning.
Flat & Location:
============
The flat is a large, ground floor garden flat in a low-rise development situated between Clapham Junction Station and the Thames. The area has an urban feel to it but is safe and pleasant. If you enjoy walking the Thames Path is only a five minute stroll from the door. Also several parks are within walking distance; York Gardens (less than 5 minutes walk); Wandsworth Common (12 minutes); Clapham Common (15 minutes); Battersea Park (20 minutes).
Transport & Parking:
===============
The flat is conveniently located for bus and rail. The Grant Road entrance to Clapham Junction station (overland) is 6 minutes walk from the door. Trains to Waterloo and Victoria take only 8 minutes, so in theory you can be in Waterloo, Victoria or Vauxhall within 15 minutes of leaving the flat. There are bus stops for the 295, 239, C3 and 44 only two minutes walk away.
Free street parking is available at the front of the flat or a car park at the back of the flat can be used with a permit. This can be obtained from Wandsworth council. It may be possible for you to rent a garage located across the road from the flat should you need one.
Flatmates:
========
The flat has four bedrooms. Currently, one of these is taken by myself, the owner, and two by current flat mates. My dog also lives at the flat so applicants must like dogs. He is large, friendly and obedient and gets on well with anyone.
In terms of our careers, I am now a psychology student but formerly a Project Manager in the electronics industry. My first flatmate is an accountant and works long hours. My second works in finance. We're all gay men in our 30s and are welcoming and friendly but respectful of each other's privacy and space. We are all non-smokers.
Who you are:
==========
Ideally, you should be a gay man though we are flexible on this. You should be pleasant and sociable, though respectful of other people's privacy and space. We'd prefer that you are a non-smoker and work normal office hours (or thereabouts). You should be reasonably clean and tidy, and finally, you must like dogs :0)
