Wanted: Contracts Manager - Hard FM / M&E Works
Red River's client, a successful building services and energy management company, is urgently seeking a Contracts Manager to take responsibility for a portfolio of Building Services contracts involving hard FM & M&E works on commercial, industrial and some domestic properties in London.
Reporting to the COO, this is a key position in ensuring the successful delivery of the company's operational contract obligations. The Contract Manager is fully empowered and responsible for ensuring that these obligations are fully delivered in a safe manner and in accordance with good engineering practice; that clients have a high level of customer satisfaction; that contracts are delivered in accordance with, and where possible significantly within , the agreed budgets (maximizing turnover, gross margin and profitability).
Other responsibilities will be to:
* Ensure that all client reporting requirements are met or exceeded.
* Build and sustain effective relationships with clients.
* Ensure that all PPMs, reactive and proactive maintenance works are carried our in accordance with contractual requirements to time and on budget.
* Ensure timely completion of all Shires-produced documentation.
* Produce a monthly operating, financial and resource report for the Chief Operating Officer.
* Maximise works additional to contract and ensure that all such work is invoiced promptly.
* Ensure that all sub-contractors are recognised through the Quality Assurance System, hold relevant Inland Revenue certification and operate to Company Health and Safety Standards.
* Be responsible for adherence to budget and target.
* Be responsible for Health and Safety on site including Risk Assessments and Method Statements.
* Be responsible for budgetary performance of site and for reporting on same.
* Be responsible for contract renewals with support from Commercial Team.
* Sole responsibility for Gross Margin on contract profitability.
Qualifications, skills & experience:
* Due to nature of the responsibilities of this role it is essential that applicants are located within 1 hours travelling distance of Central London.
* Previous experience in this field essential.
* Relevant industry qualifications.
* A good understanding of building services maintenance and heating systems/boiler plant on a commercial/industrial level is required to understand fully the range of plant falling within the company's operational responsibility such as basic plant, CHP, hot water and steam distribution systems, low and high voltage electrical distribution systems, heating and air conditioning systems
* Basic Financial Understanding of Budgets and Operating Costs
Salary: Up to £40,000 after probationary period and depending on experience + company car and excellent benefits package.
